Market Overview

The city of Atlanta has the commercial office space and economy to support new and successful businesses. Atlanta has universities like Georgia State in its vicinity; it also has flourishing neighborhoods like Tuxedo Park, South Tuxedo Park, and Brookwood Hills. In addition to this, it is home to businesses like Coca Cola, very popular sports venues (like Philips Arena, Turner Field, and the Georgia Dome), and the famous news network CNN.

Office space in Atlanta continues to struggle in Q2 2011. Despite gains of over 400,000 square feet in office space absorption in Q2, the vacancy rate has still over 20%. The following submarkets: Airport/South Atlanta, Buckhead/Lenox, Midtown/Pershing, Cumberland/I-75, Roswell/Alpharetta, West Atlanta/I-20W/I-75 and Northeast Gwinnet/I-85 all showed increases in vacancy in the second quarter. Peachtree Corners, Downtown and Marietta/East Cobb showed improvements in vacancies.

Despite the vacancy challenges, rents remained relatively stable over the previous quarter. There are several new buildings adding significant square footage to the area completed such as 1075 Peachtree in Midtown/Pershing adding 680,000 square feet. An additional 680,000 square feet was added in Buckhead/Lenox at 3280 Peachtree Rd NE. And there are many new buildings in the 150,000 square feet to 500,000 square feet range in construction or planned all around the city.
