Market Overview

San Diego is the second largest city in California and the 8th largest in the United States. Situated on the coast of the Pacific Ocean, it is adjacent to Mexico and only a 2 hour drive from downtown Los Angeles. Over 120 flights go between Los Angeles International Airport (LAX) and San Diego International Airport daily.
One of the most recent popular areas for businesses to locate themselves is in the Mission Valley neighborhood. With rents below average, it provides central access to all areas of San Diego, and excellent freeway access. The Gaslamp District is another popular neighborhood. Located just south of Downtown, many technology companies choose to locate their office spaces here for the youthful and exciting social scene which is seen as helping to attract and retain quality employees.

San Diego real estate appears to be on an upswing, and the retail market is growing as consumer confidence returns post-recession. Three Westfield Group shopping center renovation projects, totaling $250 million, are currently underway and many new office buildings are decreasing their vacancies monthly. The 3rd quarter of 2012 ended with the countywide vacancy rate decreasing to 18.1%. Also in 2012, average lease rates finished the 3rd quarter at $2.23 per square foot per month, 2% below the pre-recession annual average.
