When we first formed OfficeSpace.com in August of 1995, Microsoft didn’t have a product called Internet Explorer. A search for “real estate” on Yahoo resulted in twelve matches. People “surfed” the World Wide Web with 14.4 baud modems, and Google was years from inception.
There have been many changes since the launch of our first site in January, 1996. We have grown from a handful of listings in downtown Seattle to tracking over a billion square feet of property in seven U.S. Markets. On June 15, 2005, following many years of research and five months of intense development, we continued our pioneering efforts with the launch of an entirely new site leveraging some of the newest technology available – all focused on enhancing the customer experience.
OfficeSpace.com is a free listing service that allows for public access. Listings are proactively managed by company personnel to ensure accuracy. Service is currently available in seven U.S. markets and one international market (São Paulo, Brazil). OfficeSpace.com makes money primarily by featuring listings, providing memberships to real estate agents, and providing market intelligence to vendors. Traffic to the web site currently stands at approximately 4,200 user sessions per business day, resulting in approximately 1.5 million hits per month. OfficeSpace.com researches, compiles, and publishes basic building information (size, year built, number of floors, address and leasing company) and detailed information regarding specific spaces available (floor, size, asking rate, and comments) on all major buildings in a particular market (cities with space listings) without charge. We then solicit landlords and leasing agents to feature their listing with photos, floor plans, and a building flyer. We allow users to view most of our information for free. Frequent users are encouraged to join as members and support our efforts through a monthly fee. For those wishing to use our information off line, "Print Listing" buttons exist throughout the site, which provide for an easy way to properly license our data.
The Company's mission is to increase the velocity of the real estate transaction. By providing easy access to high quality information, we expect our tenant users to become better educated prior to starting their actual search for space. By having a basic understanding of how the process works, we expect that tenants will be able to make decisions faster. By working with knowledgeable tenants, agents will be able to spend less time on the basics and added time on the more critical aspects of the relocation process, such as the negotiation of lease terms. Accuracy and timeliness is solved by updating each building's available space every 30 days through an automated fax/email update program, followed-up by phone calls to those agents who fail to respond. We also provide agents with the ability to update their information online, with any changes being monitored by us.
Comprehensive data is achieved by publishing all basic building and available space information without charge. This allows OfficeSpace.com to be the yellow pages of available space and property information; those who use our service find it extremely beneficial. Add a listing - free.
Impartiality is solved by the independent nature of OfficeSpace.com. OfficeSpace.com is not associated with any particular real estate company or property manager. OfficeSpace.com will not allow for any one real estate company or landlord to receive preferential treatment nor do we compete with brokers by transacting leases.
