Tenant Representation - Generally, every three to five years, every tenant is faced with very important decisions when their lease is scheduled to expire; should you relocate or should you renew? When should we start the process to ensure that we maintain leverage and complete the entire transaction in time to avoid penalties? How much will this cost your company?
Buyer's Representation - Similar to tenant representation however, after the 3 or 5 year lease period the company may want to purchase a property.
Seller's/Landlord Representation - When considering a sale or lease of a property, the goal is always to close the sale or lease at the highest price in the shortest possible time. In the case of a lease, identifying a tenant that will fulfill their lease obligations is also crucial.
Broker's Price Opinion (BPO) - Often a building owner desires an Opinion of Value for an asset, but does not wish to take the time or the expense of an MAI professional appraisal. For many purposes, a Broker's Opinion of Value may satisfy your need.
Investment Sales - A real estate investment is a leased or a majority leased property that is intended as a purchase for investment purposes as opposed to being purchased for an owner occupant. Additionally, in a case where an owner/occupant of a building desires to sell a property but will retain a long-term lease, such a transaction is called a sale leaseback and is also considered and investment.
