The Miller's Building - 445 S Gay St, Knoxville, TN 37902

The building was renovated by KUB and the City of Knoxville in 2000. The renovation preserved the striking historic character of the building while creating a modern office work environment.

The historic Miller's Building is a 165,000 SF seven story structure that includes a basement for storage space. Originally built as a downtown department store, Millers Bros. attracted shoppers from all over East Tennessee until the store closed in the early 70's. The building was able to achieve an Energy Star rating of 75%, mostly due to the efficiency of its closed loop water source heat pump.
