Overview
Former home office of the newspaper staff. Equipment and workers continue to operate in a portion of the buildings warehouse area. The Central Business (CB) District is intended to provide a wide range of retail goods and consumer services to residents of the metropolitan area and trade area. This district is located in the central City area of Abilene and is intended to provide space and facilities for financial, administrative, commercial, residential and business services, as well as limited light manufacturing activities, but is designed to discourage warehousing and manufacturing and other uses which tend to generate heavy traffic or require open storage of materials. The district regulations are designed to further development of the district for the purposes stated, subject to limitations to prevent congestion and assure provision of adequate light and air to buildings in the district. This district consists, primarily, of older business structures which predate modern retailing concepts. Special provisions are made for off-street parking, height and area regulations in order to accommodate use of existing structures. New development/redevelopment within this district should further the objective of encouraging a walkable, pedestrian-friendly district. The CB district is also intended to promote multiple types of development, resulting in a central area of Abilene that will attract a variety and diversity of people. One of the most distinctive buildings in the city's history, Abilene Reporter News building sits at the northeast corner of Cypress and North First Streets. Covering most of a city block, the property presents itself along the entire stretch from North First to North Second street and Cypress Street to Pine Street with over 200' of frontage on Pine Street and 260'+ along North First. To say the location is "ground zero" is an understatement. It is THE starting point at which you enter the Abilene arts district. The trail begins here with its neighbor, The Grace Museum. Travelling up North 1st Street along Cypress Street you are moving up the gut of "First and Main" passing the Center for Contemporary Arts and ending at the Abilene Convention Center. Many historic buildings are located along Cypress Street. An exciting mix of new shops have been springing up in downtown Abilene joining the many businesses that have been around for decades.
