Office Space for Rent in Amsterdam, Noord-Holland

About this location

Renting an Office in Amsterdam

Renting an office in Amsterdam is not about finding a place somewhere in the city, but about choosing the perfect office for your team, clients, and other connections. Your new office must also match the phase your business is in and be able to grow along with your company. There are quite a few differences in the Amsterdam office market by neighbourhood or district. The differences are in the atmosphere, accessibility, availability, and of course the price. The biggest differences can be seen between these areas: Amsterdam Centre, Zuidas, North, East, West, Sloterdijk, and Southeast.

Travel time is very important for employees and clients, but the right appearance is also an important factor. Price is and always will be very important, but the points above often carry a lot of weight.

Office Space in Amsterdam Centre

Amsterdam Centre and the Canal Belt immediately give your company status and are attractive for businesses that want to be visible to clients and partners. International clients and visitors are also always very charmed by the Canal Belt and the city centre.

Every advantage has its disadvantage, and for Amsterdam's inner city that is mainly the price, but certainly also the accessibility. Especially if you have a large team, this is often difficult, and going by car is often not convenient in the busy low-traffic city centre. If you are fully focused on brand experience and a central location, then this is the right place. For companies that mainly look at efficiency and scalability, other options may be a better fit, such as Amsterdam West, East, or even Sloterdijk.

Office on the Zuidas

The Zuidas and Amsterdam South can be a good choice for smaller as well as larger organisations. There are many financial institutions on the Zuidas, but also law firms, investors, and several headquarters. In the Netherlands, the Zuidas is seen as the most prestigious office area in the country. The facilities are fully aligned with that. There is a shopping centre nearby, gyms, and plenty of places to eat or have a drink with colleagues or clients. The Zuidas is also next to a train and metro station, and the motorway is very close as well.

Demand is high, availability is low, and prices are high here. For companies that receive clients from the Netherlands and abroad or want to present a strong corporate profile, that higher rent can still be justified.

Renting an Office in Amsterdam North

Amsterdam North has been completely transformed in recent years. In the past, North was always seen as an outer area, but because of all the developments, we see this district attracting more companies. Many creative businesses want to establish themselves there, as well as start-ups and media and marketing companies.

The North/South metro line is the biggest asset in this area. Because of this, Amsterdam North is directly connected to both the city centre and the Zuidas. Parking is also very easy in many cases and a lot cheaper in Amsterdam North. The price is lower than in most other parts of Amsterdam as well.

Amsterdam West and Sloterdijk: More Affordable Office Options

Amsterdam West and Sloterdijk are often a good choice if you want to be in Amsterdam while working with a limited budget. Both districts have good public transport connections and the A10 motorway is always nearby. Rental prices are generally at the lower end of the Amsterdam office market.

If you have many employees coming from Haarlem, Almere, Utrecht, or other parts of the Randstad, then these districts are also attractive options for new office space. In these areas, we often see scale-ups, recruitment agencies, sales organisations, and companies that regularly receive clients.

Office Space in Amsterdam East and Southeast

Amsterdam East and Southeast are ideal for companies that need more space or are looking for more workstations while still wanting to remain in Amsterdam. East often has a mixed character: urban, easy to reach by public transport and car, and attractive for businesses that want to stay close to the city centre.

Southeast clearly has a relatively lower price level and availability is high. For larger teams, back-office functions, and companies in a growth phase, that is an important advantage. If you rent an office here, you can scale up with ease, but the surroundings and the status within Amsterdam are just a bit lower than in other districts.

Schiphol as an Alternative Within the Amsterdam Office Market

On the edge of Amsterdam lies Schiphol. Because of this international airport, Schiphol has a very distinct proposition within the office market. For organisations with international clients, frequent air travel, or a strong European or global focus, Schiphol can be the ideal choice. Sometimes quick access to the airport, motorways, and regional mobility is more important than a postcode in the Canal Belt.

How Do You Choose the Right Office Location in Amsterdam?

Anyone starting the search for a new office should ask themselves three important questions: Where do my employees live? Where do my clients come from? Which district strengthens my positioning and is attractive to my staff?

Once these questions have been answered, it is time to start looking at the different prices per district. A creative agency may come across better in North or West than on the Zuidas. A law firm or investment company will more quickly look at South or Centre. And a scale-up looking for 20 to 50 workstations will often end up making a more rational choice in Sloterdijk, East, or Southeast than in the inner city.

What Does a Workspace Cost in Amsterdam?

The prices below show the indicative cost per workspace per month by area:

  • Zuidas: €438 – €671
  • Centre: €321 – €641
  • South: €350 – €700
  • East: €263 – €438
  • North: €234 – €409
  • West: €204 – €333
  • Southeast: €204 – €333
  • Sloterdijk: €204 – €321
  • Schiphol: €204 – €414

Flexible Workspaces Versus Traditional Lease

There is an important difference between conventional rent and full-service workspaces. In Amsterdam, full-service workspaces are usually higher per person per month, because things such as furniture, internet, reception, cleaning, and other services are already included.
