Skokie Flex Property
4819 Main St
Skokie, IL
The subject property is in the Village of Skokie, a long-established, economically diverse community situated 13 miles Northwest of Chicago's Loop, due West of Evanston and on the Southwest edge of the prestigious "North Shore" suburbs of Chicago. This proximity to Chicago and convenience to both public transportation and expressways have made Skokie a popular residential area, particularly for skilled workers and young professionals.
Incorporated as a farm community in 1888, the Village of Skokie had grown to 59,364 residents by 1950. While there has been no significant population growth since that time, with the population peaking at 63,383 residents in 2000 and now reported to have increased only slightly to 64,784 persons in 2010, new residential and commercial construction continued through about 2007, due to the area's strong appeal. The population is forecasted to again increase only minimally by 2020, and, thus the village is considered to be a mature community, with an adequate and stable population base.
The community’s proximity to Chicago has long been a primary factor in Skokie’s population and economic growth. Commuter rail service to the Loop is offered by the METRA-Union Pacific Railroad’s North Line in the East-adjacent community of Evanston, and the METRA- Milwaukee District’s North Line in West-adjacent Morton Grove, each offering frequent 30 minute express commuter service. The "Skokie Swift" rapid transit line of the Chicago Transit Authority (CTA), which connects with the Howard Street "L" and CTA and Pace buses, reaches the Loop in 45 minutes from a Northerly terminus station on Dempster Street, with an intermediate station now serving Skokie on Oakton Street and Skokie Boulevard (U.S. Route 41), which opened in 2012. Dempster Street has a full interchange with the Edens Expressway (I-94) less than a mile Northwest of the subject that provides direct access to the Loop and Chicago’s North side; with other I-94 interchanges at Old Orchard Road to the North, near Old Orchard Shopping Center, and at Touhy Avenue to the South.
The Village of Skokie is best known as the site of the Old Orchard Shopping Center, one of the nation's oldest regional centers (circa 1957), but now fully renovated and expanded to include Nordstrom's, Saks Fifth Avenue, Bloomingdale’s, Lord and Taylor, and Macy’s as anchor tenants, with more than 80 smaller retailers and two multi-level parking decks. This center is on the West side of Skokie Boulevard between Golf Road and Old Orchard Road, and is a major attraction for a large number of shoppers from the Northside of Chicago and eight of the city’s affluent "North Shore" suburbs. Additional retail activity is concentrated in several neighborhood shopping centers, as well as the original downtown shopping district in the vicinity of Lincoln Avenue/Oakton Street, in the Southwesterly portion of the village.
In 2016, there were 526 detached, single-family homes sold at an average sale price of $345,246. This ranked 62nd out of the 248 suburban Chicago communities, and was a 12.61% increase over 2015, when 491 homes sold at an average sale price of $306,591.
